Welcome to Sutton Storage. By using our storage services, you agree to adhere to the following Terms and Conditions. Please read them carefully to ensure a clear understanding of our policies and procedures.

1. Acceptance of Terms

These Terms and Conditions constitute a legally binding agreement between you and Sutton Storage. By accessing or using our services, you agree to comply with and be bound by these terms.

2. Storage Agreement

2.1 Renting a Unit

Eligibility: Renters must be at least 18 years of age.
Payment: Rent is due monthly in advance, on the first day of each month.
Access: Units are accessible 24/7, subject to security protocols.

2.2 Security Deposit

A security deposit equal to one month's rent is required at the time of signing the agreement. This deposit will be refunded upon termination of the contract, provided there is no damage to the unit.

3. Use of Storage Units

Storage units are intended for the storage of personal belongings and business inventories. The following items are prohibited:

Hazardous materials such as chemicals or flammable substances.
Perishable goods that may degrade over time.
Illegal items or substances.

Violations may result in immediate termination of the rental agreement without refund.

4. Rights and Responsibilities

4.1 Renter Responsibilities

Maintain the cleanliness and order of the unit.
Ensure that only authorized individuals have access to the unit.
Report any damages or issues immediately to Sutton Storage management.

4.2 Sutton Storage Responsibilities

Provide a secure environment with surveillance systems in place.
Ensure proper lighting and access controls are maintained.
Respond to any reported issues in a timely manner.

5. Payment Terms

Payments are accepted via credit card, debit card, or bank transfer. Late payments may incur additional fees as outlined in your rental agreement.

6. Termination of Agreement

You may terminate your storage agreement with a 30-day written notice. Sutton Storage reserves the right to terminate the agreement immediately in cases of non-payment or violation of terms.

6.1 Early Termination

If you choose to terminate the agreement before the end of the rental period, you may be subject to an early termination fee as specified in your contract.

7. Liability

Sutton Storage is not responsible for any loss, damage, or theft of items stored in the units. It is recommended to obtain adequate insurance to cover your stored belongings.

8. Insurance

While insurance is not mandatory, Sutton Storage encourages all renters to insure their stored items. In the event of damage or loss, insurance coverage is the renter's responsibility.

9. Dispute Resolution

Any disputes arising from these terms will be resolved through mediation. If mediation fails, the dispute will be settled in accordance with the laws of the jurisdiction in which Sutton Storage operates.

10. Modification of Terms

Sutton Storage reserves the right to modify these Terms and Conditions at any time. Renters will be notified of any changes, and continued use of the services constitutes acceptance of the new terms.

11. Governing Law

These terms are governed by and construed in accordance with the laws of the state in which Sutton Storage is located. Any legal actions related to these terms will be brought exclusively in the appropriate state courts.

12. Severability

If any provision of these Terms and Conditions is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary so that these terms will otherwise remain in full force and effect.

13. Entire Agreement

These terms constitute the entire agreement between you and Sutton Storage regarding the use of our services, superseding any prior agreements or understandings, whether written or oral.

14. Indemnification

You agree to indemnify and hold Sutton Storage harmless from any claims, damages, losses, liabilities, costs, and expenses arising from your use of our storage services or violation of these terms.

15. Privacy Policy

Your privacy is important to us. Details regarding how we collect, use, and protect your personal information are outlined in our separate Privacy Policy, which is incorporated into these Terms and Conditions by reference.

16. Notices

All notices required or permitted under these terms must be in writing and will be considered delivered upon receipt.

17. Force Majeure

Sutton Storage is not liable for any failure to perform its obligations due to causes beyond its reasonable control, including natural disasters, acts of government, or other unforeseen events.

18. Assignment

You may not assign or transfer your rights or obligations under these terms without the prior written consent of Sutton Storage. Sutton Storage may assign its rights and obligations without restriction.

19. Waiver

Failure by Sutton Storage to enforce any provision of these Terms and Conditions does not constitute a waiver of its right to enforce such provision or any other provision in the future.
